On a cold winter morning, maintaining a stable indoor temperature isn’t just about comfort in an aged care facility—it can directly impact residents’ health and wellbeing.
As New Zealand’s population continues to age, the quality of indoor environments in residential care is coming under increasing scrutiny. According to the 2023 Census, more than 33,000 New Zealanders now live in residential aged care, a number expected to grow steadily in the coming decades. For this vulnerable group, the buildings they live in play a critical role in supporting both physical and cognitive health.
Older adults are particularly sensitive to temperature fluctuations. Slower metabolic and cardiovascular responses make it harder to regulate body heat, increasing the risk of respiratory illness, cardiovascular strain, and poor sleep in cold or damp conditions. Health experts have long linked inadequate housing conditions—particularly cold and mould—to worse health outcomes among older populations.
New Zealand’s climate adds another layer of complexity. Cool, damp winters, high humidity, and frequent weather changes can create indoor environments that are difficult to keep warm and dry. In many existing buildings, especially those constructed before modern standards, insufficient insulation allows heat to escape and moisture to build up, contributing to condensation and mould growth.


The benefits
Improving insulation is one of the most effective ways to address these challenges. By helping maintain consistent indoor temperatures, insulation reduces reliance on heating, minimises cold surfaces where moisture can form, and creates a more stable, comfortable living environment. For aged care residents, this can mean fewer health risks, better sleep quality, and an overall improvement in quality of life.
Beyond thermal comfort, the internal environment also plays a role in cognitive wellbeing. Acoustic control—often delivered through insulation and interior materials—can reduce background noise and reverberation. In aged care settings, especially for residents living with cognitive issues like dementia, calmer, quieter spaces are associated with reduced agitation and improved daily functioning.
There are also operational benefits for providers. Facilities that are better insulated require less energy to heat, helping manage rising energy costs while supporting broader sustainability goals. With increasing pressure on the healthcare system and aged care sector, improving building performance is one way to ensure resources can be directed where they are needed most—into care itself.
Regulation is also evolving. New Zealand’s Building Code (Clause H1 – Energy Efficiency) sets minimum requirements for insulation in new buildings and major renovations, while the Healthy Homes Standards have raised expectations around indoor environmental quality more broadly. However, many existing aged care facilities were built before these standards were introduced, highlighting an opportunity to upgrade and future-proof these environments.
Designing for longevity
Industry providers are responding by adopting higher-performing insulation solutions that not only meet compliance requirements but go beyond them—prioritising long-term health, comfort, and sustainability outcomes.
As the demand for aged care continues to grow, the focus is shifting from simply providing accommodation to creating environments that actively support wellbeing. In this context, insulation is no longer a background consideration—it is a critical part of delivering safe, healthy, and dignified living conditions.
Because in aged care, a warmer, drier, and quieter space isn’t just better building performance—it’s better care.
